THE method that gets the most money for a seller is having the property fully exposed to the marketplace.
Is it possible for a “sign in the yard” to ever achieve such a result? Usually not. It really makes NO difference if the sign has a real estate company name or a FSBO sign. It is just a sign and most buyers aren’t going to care much either way whose sign it is – the issue is will they come to see it and do they like the house. In my opinion this includes agents who will “put it in MLS for X dollars”. It isn’t much more than a sign in the yard.
If a seller can find a buyer for their house themselves they could call us and have ALL of the paperwork (write the contract, handle ALL escrow details, etc) done for only one percent. This is a bargain and there is more to it than “filling out a few forms”. I’ve had attorneys gladly pay us the 1% to do it for them.
The things that we do to get a house really EXPOSED TO THE ENTIRE MARKET are things no owner can do for themselves. Forget the local MLS – which the owner can not do, this is a very small part of our marketing anyway. Realtor.com is the largest, highest traffic real estate site on the internet (87% of ALL buyers use the internet to help find their house and their agent). Most of the houses on Realtor.com have one or NO photos. Specifically, more than 89% of the houses listed there do not have multiple pictures or a virtual tour. Yet every survey ever done of the public that goes there to look at houses has clearly stated they want to see multiple pictures and virtual tours of the houses. (hint: all of our listings there – and elsewhere – have multiple pictures and virtual tours)
Our listings are featured on every major real estate site, and in most of the major languages. Does that make a difference? Yes, unless your entire “buying public” are all people who happen to drive down the street where you have the sign in the yard.

Buying an old house to fix up has an attraction for many people. If you can find a house with charm and character, a renovation may enable you to create just the living environment that you want. You should start with a good real estate agent to help you locate the right house and recommend lenders who make both acquisition and construction loans.
